What does asset management consultancy cover that a standard survey does not?

A standard survey assesses one property at one point in time. Asset management consultancy assesses multiple properties across a portfolio, benchmarks them against each other, forecasts capital expenditure over 5 to 20 years, and provides strategic recommendations about which properties to invest in, maintain or dispose of. It is a portfolio-level strategic service rather than a property-level inspection service. The output is a decision-support tool for property investors, family offices and trustees.

Can you help with due diligence on a portfolio acquisition?

Yes. Before acquiring a portfolio of residential properties, we can carry out a high-level technical review of each property — identifying obvious defects, estimating the cost of immediate and short-term repairs, and assessing the condition relative to the purchase price. This helps you make an informed acquisition decision and, where appropriate, negotiate the price based on the cost of required works. We can also provide a more detailed inspection of specific properties that raise concerns.

How often should a portfolio asset review be carried out?

For most residential portfolios, a full technical asset review every 3 years is appropriate, with lighter-touch annual updates. Portfolios with older properties, listed buildings or properties in exposed locations may benefit from more frequent review. The first review typically takes the longest as it establishes the baseline; subsequent reviews update the position and track changes since the previous assessment.
