Our property surveys for insurance companies are carried out by qualified surveyors who belong to the professional bodies that set UK property standards. Every report is prepared to recognised guidance and is completely independent, so you can rely on the findings when you buy, sell or value a property.

Why do insurance companies need independent property surveys?

Insurance is built on the accurate assessment of risk and value. When a property is underinsured, the insurer faces a reduced premium and the policyholder faces the prospect of average being applied at the point of claim, a poor outcome for both parties. When a property is over-valued, the premium may be uncompetitive. A professionally conducted reinstatement valuation, prepared in accordance with the RICS Red Book, gives insurers and policyholders a defensible sum insured figure that reflects the true cost of rebuilding the property in the event of total loss.

On the claims side, speed and technical accuracy are critical. When a policyholder reports subsidence, a fire, a flood or storm damage, the insurer needs a rapid, objective assessment of cause, extent and remedy to make informed reserving and settlement decisions. Our surveyors are experienced in claims-related inspections and understand the need for reports that are technically robust, clearly written and structured to support the claims handling process. We work to agreed SLAs and can mobilise quickly across our seven-county region.

For commercial and specialist property risks, such as listed buildings, thatched properties, blocks of flats, mixed-use buildings or properties with non-standard construction, the underwriting information required goes well beyond what a standard proposal form captures. Our building condition surveys provide a detailed picture of construction type, condition, risk factors and replacement complexity, giving underwriters the data they need to price the risk accurately and set appropriate terms.

How we work with insurance companies

Our process is designed for the pace and precision that insurance work demands, from rapid claim inspections to detailed underwriting assessments.

1

Instruction and SLA

We receive your instruction with the property details, policy information and the specific question you need answered. We confirm the SLA, the scope of the inspection and the report format, aligning with your internal claims or underwriting process.

2

Rapid inspection

For claims work, we aim to inspect within 48 to 72 hours of instruction. For underwriting surveys, we work to your timetable. Our surveyors arrive prepared, having reviewed the policy wording or risk profile beforehand, so the inspection is focused and efficient.

3

Report delivery

Reports are delivered within agreed timescales, typically 3 to 5 working days for standard work and faster for urgent claims. Each report is structured to answer the specific question you asked, whether that is reinstatement cost, cause of damage, scope of repair or risk assessment.

4

Technical support

Post-report, our surveyors are available to discuss findings with your claims handler, underwriter or panel manager. We can provide supplementary information, attend case conferences, review contractor quotes and, where needed, provide expert evidence in the event of a dispute.

Why insurance companies choose National Home Surveyors

Court-ready technical rigour

Our reports are produced by RICS-regulated surveyors to a standard that stands up to scrutiny, whether that is from a policyholder's loss assessor, a formal complaint to the Financial Ombudsman Service, or litigation. We reference relevant standards, include photographic evidence, and express opinions clearly with appropriate caveats.

Insurance-literate reporting

We understand how our reports are used in the insurance process. Reinstatement valuations include a declared sum insured figure and breakdown. Claim surveys address cause, extent and recommended remedy in terms that align with policy cover and exclusions. Underwriting surveys focus on risk factors and rating considerations. We write for the audience.

SLA-driven delivery

We commit to agreed turnaround times and meet them. For urgent claim inspections, we can often have a surveyor on site within 48 hours. Reports follow within an agreed window. We understand that delays in the survey process hold up reserving decisions, settlement negotiations and, ultimately, the policyholder's return to normal life.

Direct surveyor access

Your claims handler or underwriter can speak directly to the surveyor who inspected the property, not a call centre intermediary. This direct access speeds up clarification of technical points, avoids misinterpretation and means decisions can be made with the benefit of a real conversation with the person who saw the property.

Insurance company survey FAQ

What is a reinstatement valuation and why does it matter?

A reinstatement valuation is an assessment of the cost to demolish, clear and rebuild a property to its existing specification in the event of total loss, including professional fees, compliance with current Building Regulations, and any other costs that would be incurred in a complete rebuild. It is different from market value, which reflects what a property would sell for. If the sum insured on a policy is based on market value rather than reinstatement cost, the policyholder is at risk of underinsurance and could face a reduced settlement under the average clause. Our reinstatement valuations are prepared in accordance with RICS professional standards and give you a fully itemised, defensible figure.

How quickly can you inspect a property after a claim is reported?

For urgent claims, such as fire, significant storm damage or escape of water affecting habitability, we aim to have a surveyor on site within 48 to 72 hours of receiving your instruction. For subsidence claims, which are time-sensitive but less acute, we typically inspect within 5 working days. We understand that faster inspection means faster reserving, faster settlement and a better policyholder experience, so we prioritise claims work and will always give you a realistic inspection date at the point of instruction.

Can you investigate subsidence claims for us?

Yes, subsidence investigation is a significant part of our insurance work. We assess the pattern, extent and likely cause of cracking and movement, distinguishing between subsidence (downward movement caused by soil shrinkage, tree root activity or leaking drains), heave (upward movement), landslip and historic settlement. Our investigations typically include crack monitoring recommendations, tree influence assessment using NHBC guidelines, and drainage survey coordination. We provide a clear conclusion on cause and a costed scope of remedial works, which may range from superstructure repairs following removal of the cause through to underpinning where necessary.

Do your reports comply with the Civil Procedure Rules for expert evidence?

Where a survey is commissioned for a claim that may become disputed, we can produce our report in accordance with Part 35 of the Civil Procedure Rules and the associated Practice Direction, including the statement of truth and declaration of the expert's duty to the court. Our surveyors are experienced in giving expert evidence and understand the difference between an expert witness report, a formal claim investigation report and a routine reinstatement valuation. We will confirm at the point of instruction which format is required.

Can you provide portfolio reinstatement valuations for our book?

Yes, we regularly undertake portfolio valuation exercises for insurers, MGAs and brokers who want to audit the sum insured accuracy across their book of high-value or non-standard properties. We sample or survey the full portfolio as required, providing a summary report with aggregate findings and a property-by-property schedule of assessed reinstatement costs against declared sums insured. This helps you identify underinsurance exposure, advise policyholders on appropriate cover levels and demonstrate to your reinsurers that sum insured risk is being actively managed.

How do you handle thatched properties and other non-standard risks?

Non-standard construction properties, including thatched roofs, timber-framed buildings, listed buildings and properties with unconventional materials, require specialist knowledge. Our surveyors have specific experience with these property types and understand the particular reinstatement challenges they present, including the limited availability of specialist contractors, the cost of traditional materials, the requirements of conservation officers and the extended reinstatement periods that often apply. Our reinstatement valuations for non-standard properties include a detailed commentary on the construction method and the assumptions underpinning the cost assessment, giving underwriters the information they need to price the risk and set appropriate terms.
