The Three Main Types of Damp We Investigate
Understanding which type of damp is affecting your property is the first step to fixing it. Our investigation distinguishes between these three common types.
Rising Damp
Moisture from the ground that travels upwards through porous building materials — such as brick, stone or mortar — by capillary action. It typically appears as a tide mark up to 1 metre above ground level on internal ground-floor walls. Rising damp is often caused by a failed, missing or bridged damp-proof course (DPC) and can lead to salt crystallisation, plaster damage and timber decay if left untreated.
Common signs: tide marks on lower walls, peeling wallpaper, white salt deposits, rotting skirting boards.
Penetrating Damp
Water that enters the building horizontally through the external envelope — walls, roofs, windows or doors — often as a result of a building defect such as cracked render, faulty pointing, leaking gutters, defective flashing or porous brickwork. Penetrating damp can occur at any level of the building and is typically worse after heavy or prolonged rainfall.

Condensation
The most common form of damp in UK homes, condensation occurs when warm, moisture-laden air comes into contact with cold surfaces — such as windows, external walls or cold corners — and releases water droplets. It is often caused by a combination of inadequate ventilation, insufficient heating and modern lifestyle factors such as drying clothes indoors or using unvented tumble dryers.

A damp survey — also called a damp investigation or moisture assessment — is a specialist, focused inspection that looks exclusively at damp, condensation and moisture-related issues within a property. It uses specialist diagnostic equipment such as moisture meters and thermal imaging cameras to identify the type, source and extent of damp. A home survey, by contrast, is a general inspection of the property's overall condition, covering structure, services, defects and in some cases a valuation. A home survey may flag damp as a concern, but it will not diagnose the cause in detail or specify remedial treatment. If a home survey has identified damp and recommended further investigation, a damp investigation is the logical next step.
Do you use a moisture meter?
Yes — a calibrated electronic moisture meter is the primary diagnostic tool we use during every damp investigation. The meter measures the moisture content of walls, floors and timber and gives us an objective, quantifiable reading rather than relying on visual inspection alone.
