UK Property Surveys for Overseas Investors

Investing in UK property from abroad comes with unique challenges. You cannot attend viewings, you may not be familiar with British construction methods and you are relying on agents and solicitors you have never met. A professional RICS survey gives you independent eyes on the ground, so you know exactly what you are buying before you commit your capital.

We work with overseas investors based in the Middle East, Asia, North America, Europe and Australia. Our reports are written in clear, plain English and we always follow up with a video call to walk you through the findings at a time that suits your time zone.

Our Home Surveyor & Property Valuer Accreditation & Professional Membership

Our uk property surveys for overseas investors are carried out by qualified surveyors who belong to the professional bodies that set UK property standards. Every report is prepared to recognised guidance and is completely independent, so you can rely on the findings when you buy, sell or value a property.

Why overseas investors need a UK property survey

When you are buying property thousands of miles away, you are operating at an information disadvantage. You cannot walk through the property yourself, you cannot smell the damp or see the cracks in the render, and you are relying entirely on photographs, video tours and the word of people you have never met. A professional survey levels the playing field.

UK construction methods and building regulations may be very different from what you are used to in your home country. Victorian terraces, post-war semis, timber frame construction, cavity walls and suspended timber floors all have their own quirks and potential issues. Our surveyors understand these building types inside out and explain them in terms that make sense regardless of where you are from.

We also understand the practical challenges of overseas transactions. Time zones, language nuances and unfamiliar legal processes all add complexity. We deliver reports digitally within 3 to 5 working days and schedule video call debriefs at times that work for you, whether you are in Dubai, Singapore, New York or Sydney.

What our survey provides for overseas investors

Independent verification that the property matches the marketing description
Identification of defects not visible in photographs or video tours
Assessment of compliance with UK building regulations and safety standards
Repair cost estimates to feed into your investment appraisal
A single point of contact who understands cross-border transactions
Confidence to proceed, renegotiate or withdraw from a distance

Overseas investor survey FAQ

Can you carry out a survey if I am not in the UK?

Yes, absolutely. We carry out surveys for overseas investors every week. The process is the same as for a UK based client: we inspect the property, prepare a detailed report and deliver it to you digitally. The only difference is that we schedule a video call rather than a phone call to talk through the findings, so we can share our screen and walk you through the photographs and diagrams.

Do I need to be present for the survey inspection?

No, you do not need to be present. We arrange access through the estate agent or the vendor. You do not need to be in the UK at all. Many of our overseas clients never set foot in the property until after completion, and some never visit at all, relying entirely on our survey and their managing agent's management.

How do you handle time zone differences for communication?

We are flexible with our availability. Once your report is ready, we email you a link to book a video call at a time that works for you. We regularly take calls early in the morning or later in the evening to accommodate clients in Asia, the Middle East, North America and Australia. Just let us know your time zone and preferred times when you enquire.

Do you understand UK construction if I am not familiar with British building methods?

Yes, and we explain everything in plain English without assuming prior knowledge. Many overseas investors are not familiar with cavity walls, suspended timber floors, Victorian construction or UK roofing systems. We include explanations of how the building is constructed and what the common issues are for that building type, so you can understand the context of our findings.

Can you also provide a property valuation?

Yes. All our RICS Level 2 Home Surveys include a market valuation as standard. We can also provide standalone RICS Red Book valuations if your lender or legal adviser requires one. For overseas investors, the valuation is particularly useful as it gives you independent confirmation that the purchase price is in line with the local market.

What if the survey finds problems I was not expecting?

That is exactly why overseas investors commission surveys. If we find issues, we explain them clearly in the report and on the video call, with estimated repair costs where possible. You then have the same options as any buyer: renegotiate the price, ask the vendor to address the issues, or withdraw from the purchase. The survey gives you the information you need to make that decision from a distance.
