Overview

What Is a RICS Level 3 Building Survey?

The RICS Level 3 Building Survey — formerly called a Full Structural Survey — is the highest level of RICS residential property survey. It offers a comprehensive, in-depth examination of the building's condition, construction, materials and every accessible defect, presented in a detailed technical report that goes far beyond what a Level 1 or Level 2 survey provides.

What It Covers

  • A thorough inspection of all visible and accessible parts of the building
  • Detailed analysis of the construction, materials and their condition
  • Every defect described in detail — cause, seriousness, repair options and cost estimates
  • Inspection of concealed areas: lifted floorboards, roof space and accessible hatches
  • Assessment of damp, timber defects, structural movement and drainage
  • A detailed long-term maintenance plan with priority levels and recommended timescales
  • Colour photographs of all significant defects throughout the report

What It Does Not Cover

  • Invasive testing that would cause damage to the building fabric
  • Testing of gas, electrical or drainage installations beyond a visual check
  • Specialist engineering calculations for structural alterations
  • A market valuation (available as an optional add-on at no extra charge)
  • Guaranteed identification of every concealed defect

FAQs

Level 3 Building Survey Questions

What does a Level 3 Building Survey include that a Level 2 does not?

A RICS Level 3 Building Survey is significantly more comprehensive than a Level 2. It includes a more detailed technical description of the construction and materials, an in-depth analysis of every defect including likely causes and repair options, estimated costs for major repairs, a detailed maintenance schedule, and the surveyor will inspect areas that are not examined in a Level 2 — such as lifting accessible floorboards, entering the roof space fully, and inspecting behind accessible hatches and panels. The report itself is longer, more technical and provides far more detail.

How much does a RICS Level 3 Building Survey cost?

Our RICS Level 3 Building Survey starts from approximately £595 ex VAT for a typical house, with the price increasing for larger, older, listed or more complex properties. We provide a fixed-price quote within 24 hours of your enquiry — the price we quote is the price you pay, with no hidden extras and no travel surcharges for any location within our seven counties.

How long does a Level 3 survey take?

The physical inspection for a Level 3 Building Survey typically takes between 3 and 8 hours depending on the size, age and complexity of the property. The surveyor examines every accessible area in detail, including the roof structure, sub-floor voids, cellars and service installations. The report is delivered within 7–10 working days of the inspection due to its length and technical detail.

Do I need a Level 3 survey for a listed building?

Yes, a RICS Level 3 Building Survey is strongly recommended for listed buildings. Listed properties have specific construction features, materials and restrictions that require careful assessment. Our surveyors understand historic building methods and can advise on the condition of period materials, potential conservation issues and the likely cost of specialist repairs. A Level 2 survey simply does not provide enough detail for a listed building.

Is a market valuation included in a Level 3 Building Survey?

A market valuation is not automatically included in a RICS Level 3 Building Survey, though we can add one on request at no extra charge. The Level 3 survey focuses on the building's physical condition rather than its market value. If you need a formal RICS Red Book Valuation for tax, legal or probate purposes, that is a separate, standalone service.

Can a Level 3 survey help me negotiate the purchase price?

Yes, and it frequently does. A Level 3 Building Survey often identifies defects and required repairs that are not obvious during a viewing. The detailed cost estimates in the report give you solid evidence to negotiate a price reduction or request that the seller addresses specific issues before exchange. Many clients have secured reductions that far exceed the cost of the survey.
