What makes a plan 'Land Registry compliant'?

HM Land Registry Practice Guide 40 sets out the requirements. The plan must be drawn to scale (typically 1:1250 or 1:500 for urban properties, 1:2500 for rural); it must have a north point oriented to true north; it must include an Ordnance Survey grid reference; the extent of the land must be clearly identified (typically edged in red); and it must show sufficient surrounding detail — roads, neighbouring buildings, boundaries — to allow the Land Registry to identify the property on the OS map with certainty. Our plans meet all of these requirements and are consistently accepted on first submission.

How long does it take to get a Land Registry plan?

For a straightforward lease plan of a single residential property, we typically deliver within 5–7 working days of the site visit. More complex plans — multiple units, large rural sites, or plans requiring a total station survey — may take 7–10 working days. If you need it urgently, let us know when you enquire and we will do our best to accommodate your timescale.

Can you prepare a plan for a lease of part of a building?

Yes — this is one of the most common requests we receive. For a lease of part (e.g., a single flat within a building, or part of a floor within a commercial building), the plan must show the extent of the leased area, its location within the larger building, and the access routes to it. We measure the leased area, the common parts, and the overall building to produce a plan that clearly identifies what is demised and what is retained.

What if the Land Registry rejects the plan?

Our plans are consistently accepted on first submission because we follow Practice Guide 40 requirements precisely. However, if the Land Registry does query or reject the plan — which can happen for reasons unrelated to the plan itself, such as an issue with the application form — we will review the Land Registry's comments and revise the plan at no additional charge.
