Cracks in Walls
Cracking is one of the most common defects reported by homeowners and buyers. Cracks can range from harmless hairline shrinkage cracks in plaster to serious structural fractures indicating foundation movement. Our surveyor will assess the location, width, pattern and direction of the cracking, determine whether it is active or historic, and advise whether it is cosmetic, a maintenance issue or a structural concern requiring further action.
Common causes: thermal expansion and contraction, settlement, subsidence, lintel failure, corroded wall ties, shrinking timber, sulphate attack on mortar.
Damp & Moisture Issues
A damp patch appearing on a wall or ceiling is a common cause for concern — and it often signals a wider issue that needs to be understood before repairs are commissioned. Our surveyor can diagnose whether the damp is rising damp, penetrating damp or condensation, identify the source of moisture ingress or build-up, and specify the appropriate remedial treatment. We use moisture meters and thermal imaging to provide objective evidence.
Common causes: leaking pipes, failed damp-proof course, defective pointing, blocked gutters, inadequate ventilation, bridged cavity walls.
Roof Defects & Leaks
A leaking roof or a sagging roofline is a serious concern that often requires urgent attention. Our surveyor can inspect the roof structure from within the loft space and externally where accessible, identify the source of water ingress or structural weakness, and specify the repairs required. We can also assess whether a roof is approaching the end of its service life and advise on replacement or overlay options.
Common causes: slipped or broken tiles, failed flashing, blocked valleys, rotten fascias, condensation in the roof void, structural sagging of purlins or rafters.
Specific Defect Survey Questions
When should I commission a specific defect survey instead of a full building survey?
A specific defect survey is the right choice when you have identified a single, isolated issue and do not require a full building survey. For example: you have noticed a crack in one wall, a damp patch in one corner or a leak in one area. Commissioning a full building survey for a single defect would be disproportionate. However, if you have multiple concerns or are buying the property for the first time, a full Level 2 or Level 3 survey is more appropriate.
Can the surveyor investigate hidden defects?
The surveyor can only inspect visible and accessible areas without causing damage. If the defect is not visible — for example, a leak behind a wall or a structural issue concealed by plasterboard — the survey may need to be combined with more invasive investigation. We will advise you if this is the case before we attend, so you can arrange access if needed. In some situations we may recommend monitoring the defect over time if it is not possible to diagnose it definitively in a single visit.

How long does a specific defect survey take on site?
A specific defect survey typically takes between 1 and 2 hours on site, depending on the nature and complexity of the defect. A straightforward issue such as a single crack in an accessible wall may take less than an hour to investigate and document. A more complex problem — such as a leak with an unclear source or a structural defect requiring inspection from multiple vantage points — may take up to two hours. The surveyor will give you an estimated duration when they provide your quote, based on the information you have supplied about the defect.
What should I do to prepare for the surveyor's visit?
Before the surveyor arrives, ensure that the area around the defect is accessible and clear of furniture, stored items or obstructions. If the defect is in a loft space, make sure the loft hatch is accessible and the area is safely lit. If the defect is external — such as a crack in an external wall or a roof issue — ensure the surveyor can access the relevant area safely from ground level. You do not need to be present during the inspection, although it is often helpful if you are available to point out the defect and describe any history or changes you have observed over time.
