What is the difference between a Level 2 and Level 3 survey?

A Level 2 Home Survey (HomeBuyer Report) is suitable for most conventional properties built within the last 150 years that are in reasonable condition. It uses traffic light ratings and includes a market valuation. A Level 3 Building Survey is more comprehensive and is recommended for older properties, listed buildings, properties that have been altered or extended, or properties you plan to renovate. It goes into much greater technical detail about the construction and condition.

How long does the survey take?

The physical inspection typically takes 2 to 4 hours depending on the size and condition of the property. Your report is then prepared and delivered within 3 to 5 working days of the inspection.

Can I use the survey report to negotiate the price?

Absolutely. If the survey uncovers defects or repair costs, you can ask the seller to reduce the price to reflect the cost of putting things right, or ask them to carry out the repairs before completion. Your solicitor or conveyancer can advise on the best approach for your situation.

What if the survey finds serious problems?
