Energy Efficiency Retrofit

Retrofit Coordination

Professional coordination of domestic energy efficiency retrofit projects, ensuring that retrofit measures are appropriate for the property, correctly specified, properly installed and do not create unintended consequences such as damp, condensation or poor indoor air quality.

We take a whole-house approach under the PAS 2035 framework, acting as your independent retrofit coordinator to manage the process from initial assessment through to post-completion monitoring, protecting both the building fabric and the health of its occupants.

Our Retrofit Coordinations are carried out by qualified surveyors who belong to the professional bodies that set UK property standards. Every report is prepared to recognised guidance and is completely independent, so you can rely on the findings when you buy, sell or value a home.

Overview

What Is Retrofit Coordination?

Retrofit coordination is the professional management of a domestic energy efficiency retrofit project from assessment through to completion and beyond. Under the PAS 2035 framework — the British Standard for domestic retrofit — every funded retrofit project must be overseen by a suitably qualified retrofit coordinator. Our role is to ensure that the retrofit measures work together as a coherent whole, rather than as a collection of disconnected interventions that may conflict with or undermine each other.

What It Covers

  • A whole-house retrofit assessment to understand the property's current performance, condition and constraints
  • A detailed moisture risk evaluation to identify and mitigate risks of condensation, damp and mould arising from the proposed measures
  • Coordination of all retrofit installers, trades and contractors to ensure works are sequenced correctly and carried out to specification
  • Quality assurance inspections at key stages during the installation to verify compliance with the design and with PAS 2035 requirements
  • Post-completion monitoring and evaluation to confirm that the retrofit measures are performing as intended and that indoor environmental quality is maintained

What It Does Not Cover

  • Carrying out the physical retrofit works — we coordinate and inspect, we do not install
  • Design of the retrofit measures — the design is produced by a retrofit designer under PAS 2035
  • A market valuation of the property or an Energy Performance Certificate (EPC)
  • Testing of gas, electrical or plumbing installations beyond what is relevant to the retrofit scope
  • Funding applications — we advise on the technical requirements but do not submit grant or scheme applications on your behalf
Suitability

Is Retrofit Coordination Right for Your Project?

Retrofit coordination is a PAS 2035 requirement for government-funded schemes, but it is also best practice for any significant domestic energy efficiency project — even one you are funding privately.

Suitable For

  • Homeowners planning energy efficiency improvements
  • Landlords upgrading rental properties to meet EPC requirements
  • Housing associations carrying out planned maintenance with energy upgrades
  • Local authority retrofit programmes

Not Suitable For

  • Minor energy improvements (individual measures may not need coordination)
  • New-build properties (covered by building regulations)

What You Get

What Is Included in Our Retrofit Coordination Service

Every retrofit coordination instruction we accept includes the following services as standard, delivered in accordance with the PAS 2035 framework.

Whole-House Retrofit Assessment

A comprehensive assessment of the property as a complete system — not a collection of parts. We evaluate the building's construction, condition, thermal performance, ventilation, moisture management and occupancy patterns to understand how the building works as a whole before any retrofit measures are designed.

Moisture Risk Evaluation

A detailed moisture risk assessment that identifies where the proposed retrofit measures could introduce or exacerbate damp, condensation or mould problems. We model the building's moisture dynamics to ensure the retrofit does not trap moisture in the building fabric or reduce indoor air quality.

Coordination of Retrofit Installers

We manage the interface between different trades and contractors, ensuring that work is sequenced correctly, that each installer understands how their work relates to the whole, and that measures are not compromised by overlapping or conflicting installations.

Quality Assurance Inspections

Regular inspections at key stages during the installation to verify that the works are being carried out in accordance with the retrofit design, the PAS 2035 specification and the manufacturer's requirements. We identify defects early, before they become expensive to rectify.

Post-Completion Performance Monitoring

After the works are complete, we monitor the building's performance over an agreed period to confirm that the retrofit measures are delivering the expected energy savings, that indoor environmental quality is maintained, and that no unintended consequences have arisen.

Process

How the Retrofit Coordination Process Works

From initial enquiry through to post-completion sign-off — a structured, PAS 2035-compliant process.

1

Initial Consultation

Contact us with the property details, the scope of the proposed retrofit and the funding route. We discuss your objectives, explain the PAS 2035 process and provide a fixed-price quote for coordination services within 24 hours.

2

Whole-House Assessment

We carry out a detailed assessment of the property, including its construction, condition, thermal performance, ventilation and moisture dynamics. This assessment informs the retrofit design and identifies any constraints or risks that must be addressed before works begin.

3

Coordination During Works

During the installation phase, we coordinate the retrofit installers, carry out quality assurance inspections at key milestones, manage the interface between trades and ensure that the works comply with the retrofit design, PAS 2035 and the relevant standards.

4

Handover & Monitoring

We compile the handover documentation, including the Building Log Book required under PAS 2035, and initiate post-completion monitoring. We confirm that the measures are performing as intended, that the building is drying out correctly and that indoor environmental quality is being maintained.

FAQs

Retrofit Coordination Questions

What is retrofit coordination?

Retrofit coordination is the process of managing a domestic energy efficiency retrofit from assessment through to completion. The retrofit coordinator assesses the property as a whole system — not just individual measures — to ensure that improvements such as insulation, new windows, ventilation and heating upgrades work together effectively without causing unintended problems. A poorly coordinated retrofit can trap moisture, damage the building fabric and harm occupant health. The coordinator's role is to prevent this and ensure the retrofit delivers real, lasting benefits.

Why does retrofit need to be coordinated?

The key risk with retrofit is that individual measures interact with each other. For example: insulating walls without addressing ventilation can cause condensation and mould growth. Installing double glazing without considering how the building manages moisture can trap humidity. Replacing a boiler without addressing the building's heat loss means the new system may be oversized or undersized. A retrofit coordinator takes a 'whole house' approach, assessing how all the measures work together as a single system. This is a PAS 2035 requirement for government-funded retrofit schemes.

Do you carry out the retrofit works?

No. We are independent surveyors and assessors — we coordinate and inspect, but we do not carry out the physical works. This independence is essential: we are not incentivised to recommend work that is not needed, and we can objectively assess the quality of the installation without a conflict of interest. We can recommend trusted local contractors, but you are free to use any installer you choose.
