What is a home survey and why do I need one?
A home survey is a professional inspection of a property's condition carried out by a qualified surveyor. It identifies defects, maintenance issues and potential problems that may not be visible during a viewing. A survey helps you understand exactly what you are buying before you commit, potentially saving you thousands in unexpected repairs.
What is the difference between a mortgage valuation and a home survey?
A mortgage valuation is a brief assessment carried out for the lender to confirm the property is worth the loan amount. It does not assess the property's condition in any meaningful way. A home survey is a thorough inspection of the property's condition, identifying defects, maintenance issues and repair costs. It protects you, the buyer, not the lender.
Which type of survey do I need?
The right survey depends on the property's age, type and condition. For conventional properties in reasonable condition, a RICS Level 2 Home Survey is usually sufficient. For older properties, listed buildings, unusual construction or properties you plan to renovate, a RICS Level 3 Building Survey is recommended. If you are unsure, we are happy to advise you based on the specific property.
How long does a home survey take?
The physical inspection typically takes between 2 and 4 hours depending on the size and complexity of the property. You will receive your detailed report within 3 to 5 working days of the inspection.
Can I attend the survey?
You are welcome to be present at the property during the survey, though it is not necessary. If you do attend, we recommend letting the surveyor complete their inspection uninterrupted and then discussing the key findings at the end. This is the most productive use of everyone's time.

What is a RICS Red Book Valuation?
A RICS Red Book Valuation is the highest standard of residential property valuation, carried out in accordance with the RICS Valuation - Global Standards. It is independently prepared by a RICS Registered Valuer and is accepted by all major lenders, HMRC, courts and regulators for mortgage lending, tax, legal and asset management purposes.
When do I need a property valuation?
You may need a professional valuation for a variety of reasons: buying or selling a property, mortgage lending, Help to Buy or shared ownership schemes, probate and inheritance tax, capital gains tax, stamp duty, matrimonial settlements, insurance reinstatement, or for company accounts and connected party transfers.
How is a valuation different from a survey?
A valuation determines what a property is worth. A survey determines what condition it is in. They serve different purposes. A valuation tells you the market value; a survey tells you about defects, maintenance issues and repair costs. We offer both services, and many clients benefit from having both.

How much does a survey cost?
Survey costs vary depending on the type of survey, the size and value of the property, and its location. As a guide, a RICS Level 2 Home Survey typically starts from around £400 plus VAT, and a RICS Level 3 Building Survey from around £550 plus VAT. Can I talk to the surveyor after the report?
Yes, and we encourage it. You can call the surveyor who carried out the inspection to discuss the findings, ask about specific defects or get their professional view on repair approaches. There is no extra charge for this.
How quickly can I get a survey?
Most inspections are completed within 3 to 5 working days of instruction, with the report delivered within 3 to 5 working days after the inspection. If you have an urgent deadline, let us know and we will do our best to prioritise your survey.
