An independent property valuation is an impartial, evidence-based assessment of a property's market value carried out by an RICS Registered Valuer who has no connection to any estate agent, lender, developer or other party with a financial interest in the property. The valuation is prepared solely for you — giving you an honest, professional opinion of what the property is worth on the open market.

How is an independent valuation different from an estate agent's valuation?
An estate agent's valuation is a marketing appraisal — it reflects what the agent believes the property could achieve if marketed effectively, and it may be inflated to win your instruction. An independent valuation from a RICS Registered Valuer is an impartial, evidence-based assessment of market value prepared to professional standards. We have no interest in whether you sell or not; our only interest is giving you an accurate, defensible figure.
Can I use an independent valuation to challenge an estate agent's valuation?
Yes. Many clients commission an independent valuation when they suspect an estate agent's asking price recommendation is either unrealistically high (leaving the property unsold) or too low (potentially losing the seller money). What qualifications does the valuer hold?

The RICS Registered Valuer designation is the gold standard in property valuation and means the valuer follows strict professional and ethical standards, completes mandatory continuing professional development and is subject to RICS regulation and monitoring.
How long does an independent valuation take?
The inspection at the property typically takes between 1 and 2 hours, depending on the size and complexity of the property. The valuer then prepares the written report, which includes researching comparable evidence, analysing market data and setting out the valuation. What if I need a formal RICS Red Book Valuation instead?
If you need a valuation for HMRC, probate, matrimonial proceedings, court purposes or any formal legal or tax matter, you will almost certainly require a RICS Red Book Valuation. The Red Book is the RICS valuation standard that sets out mandatory requirements for valuers carrying out formal valuations. We provide RICS Red Book Valuations as a separate service — please contact us with details of what you need and we will advise on the right type of valuation for your circumstances.
