How do stock condition surveys support our 30-year business plan?

A stock condition survey captures the age, condition and estimated remaining life of every major component in every property, such as roofs, windows, kitchens, bathrooms, boilers, heating distribution systems and external doors. This data allows your finance team to model when each component will need replacing and what that will cost, year by year, over your 30-year planning horizon. The result is a financially robust business plan that sets sinking fund contributions at the right level, demonstrably meets your loan covenant requirements and gives your board confidence that the organisation's future liabilities are understood and provided for.

Can your surveys help with Decent Homes Standard compliance?

Yes, this is a standard part of our stock condition surveys for housing associations. We assess every property against the four Decent Homes criteria: it meets the statutory minimum standard for housing, is in a reasonable state of repair, has reasonably modern facilities and services, and provides a reasonable degree of thermal comfort. We identify non-compliant properties, specify the remedial works required and provide cost estimates so you can programme the work and track your compliance percentage across the portfolio.

How do you handle access to tenanted properties?

We plan inspections in close coordination with your housing management team. You provide the tenant contact details and we, or your team, issue advance notification letters explaining who we are, when we will visit and what the inspection involves. Where tenants cannot be present, we can often work with your housing officer or neighbourhood manager to provide access. For properties with vulnerable residents, we schedule longer appointments and ensure our surveyors are briefed on any particular sensitivities. Our aim is to complete the inspection with minimal impact on the tenant's day.

Do you provide energy performance data for retrofit planning?

Yes. We can incorporate an enhanced energy performance assessment into stock condition surveys, capturing data on wall construction, insulation type and thickness, glazing type and age, heating system type and efficiency, ventilation and evidence of damp or condensation. This gives you a property-level energy baseline that supports your SHDF funding applications, helps you target the worst-performing stock first and allows you to track carbon reduction progress over successive investment cycles.

What about higher-risk buildings and the Building Safety Act?

For buildings in scope of the Building Safety Act, particularly those over 11 metres or with complex construction, we provide detailed building inspections that assess the external wall system, compartmentation, fire stopping and structural condition. Our reports are structured to support the safety case regime and can be used as part of your building safety case report. Our surveyors are experienced with the particular scrutiny these buildings attract and produce reports that stand up to review by the Building Safety Regulator.

Can you survey supported housing and specialist accommodation?

Yes, we have experience surveying a wide range of supported housing including sheltered schemes, extra care housing, supported living for adults with learning disabilities, and temporary accommodation. We understand that these properties often have different use patterns, higher wear rates on components and specific regulatory requirements. Our surveyors are briefed on the particular characteristics of each scheme and work with scheme managers to ensure inspections are conducted sensitively and without causing distress to residents.
