How quickly can you deliver a survey report for a conveyancing transaction?
Our standard turnaround is 5 working days from instruction to delivery of the written report. In practice, we aim to complete the physical inspection within 3 working days and the report follows within 48 hours of that. Where a transaction is under genuine time pressure, perhaps the chain is at risk of collapse or a mortgage offer is about to expire, we can often accommodate expedited inspections and deliver reports within 72 hours of instruction. Do you liaise directly with estate agents for access?
Yes, absolutely. Once instructed, we handle all access arrangements with the vendor's estate agent directly. You and your client are copied on the confirmation. This keeps the process moving without consuming your fee earner time on diary management, which we know is better spent on the legal work.
What happens if the survey reveals significant defects?
When a survey identifies material defects, damp issues, structural movement, roof failure or other concerns that were not apparent at viewing, we flag them clearly in the report with estimated repair costs and a priority rating. Your client then has several options which you will advise on legally: renegotiate the purchase price to reflect the cost of remedial works, ask the vendor to address the issues before completion, obtain further specialist reports, or in serious cases, withdraw from the purchase. The survey provides the factual basis for whatever course of action your client chooses.
Can my client speak directly to the surveyor?
Yes, and we actively encourage it. Every report includes a follow up telephone call from the surveyor who carried out the inspection. Your client can ask questions, clarify anything they do not understand and get a candid verbal assessment that goes beyond what is written in the report. This direct access dramatically reduces the number of queries that come back to your office.
Do you accept direct instruction from conveyancers on behalf of clients?
Yes, many of the conveyancing practices we work with prefer to instruct us directly on their client's behalf, and we are set up to accommodate that. We can invoice your firm or your client directly, whichever you prefer. Just let us know your billing preference at the point of instruction and we will handle it accordingly.
Are your reports accepted by mortgage lenders?
The survey reports we produce are for the benefit of the buyer and are separate from the mortgage valuation the lender commissions for its own purposes. However, because all our surveys are carried out by RICS qualified surveyors, the findings carry professional weight. If a survey reveals defects that might affect the lender's security, we can advise on the appropriate course of action. For lending valuation purposes specifically, we also offer RICS Red Book mortgage valuations as a standalone service.
