For Loss Adjusters

Property Surveys for Loss Adjusters

As a loss adjuster, you need independent, technically authoritative building assessments that give you the facts to settle claims fairly and efficiently. Whether it is a fire that has destroyed a roof structure, a landslip affecting a retaining wall, a flood that has saturated ground floors, or a subsidence claim that needs a clear diagnosis, our RICS-regulated surveyors provide the cause-and-scope reports you can rely on.

We understand the loss adjusting process from first notification through to final settlement. Our reports are written to give you the technical clarity you need for reserving, negotiation with policyholders and their representatives, instruction of contractors and, where necessary, expert evidence. We work at the pace claims demand, with rapid inspection and reporting to your SLA.

Our Home Surveyor & Property Valuer Accreditation & Professional Membership

Our property surveys for loss adjusters are carried out by qualified surveyors who belong to the professional bodies that set UK property standards. Every report is prepared to recognised guidance and is completely independent, so you can rely on the findings when you buy, sell or value a property.

Why do loss adjusters need independent building surveys?

Loss adjusting is fundamentally about establishing the facts of a claim so that indemnity can be assessed fairly and accurately. Whilst you bring expertise in policy interpretation, negotiation and settlement, the technical assessment of building damage often requires a specialist surveyor who can distinguish between damage caused by the insured peril and pre-existing defects, maintenance issues or wear and tear. Getting that distinction wrong can lead to an inflated settlement, a disputed claim or a complaint to the Financial Ombudsman Service.

Our survey reports give you exactly what you need: a clear statement of cause, an accurate scope of the damage, a costed schedule of recommended repairs, and a professional opinion on whether the damage is consistent with the insured event. We separate what the policy should respond to from what it should not, and we explain our reasoning clearly so you can communicate it confidently to the policyholder, their loss assessor or their legal representatives.

In complex or high-value claims, such as a fire affecting a listed building, a landslip that has undermined a retaining structure, or a subsidence claim with multiple possible contributory causes, the quality of the technical evidence determines the quality of the settlement. Our surveyors have the depth of experience to investigate complex building failures, coordinate with structural engineers and geotechnical specialists where needed, and produce a report that stands up to the closest scrutiny.

Claim scenarios our surveys address

Fire damage: structural assessment, demolition scope and rebuild specification
Flood and escape of water: extent of damage, drying requirements, strip-out and reinstatement scope
Subsidence, heave and landslip: cause investigation, monitoring and remedial works specification
Storm damage: roof, chimney and structural assessments with cause verification
Impact damage: vehicle, tree and other collision damage to building fabric
Pre-existing defect versus insured damage: forensic differentiation

Which survey service fits your claim?

Different claim types require different survey approaches. Here are the services loss adjusters most commonly instruct us to provide, from focused defect diagnosis to comprehensive cause-and-scope assessments.

How we work with loss adjusters

Our process is designed around the urgency and clarity that claims work requires, from rapid deployment through to settlement-ready reporting.

1

Receive instruction

You send us the claim details, policy information and the specific questions you need answered. We confirm receipt immediately, agree an inspection date and confirm the SLA for report delivery. For urgent claims, we aim to inspect within 48 hours.

2

Inspect the damage

Our surveyor visits the property, reviews the damage against the claimed cause, and assesses the extent. We look for evidence that confirms or contradicts the claimed peril, identify any pre-existing conditions, and photograph everything thoroughly.

3

Deliver the report

We provide a structured report covering cause analysis, extent of damage, recommended scope of repair with cost estimates, and a clear opinion on whether the damage is consistent with the insured event. Reports are delivered within the agreed SLA, typically 3 to 5 working days.

4

Support through settlement

We remain available to discuss findings, review contractor quotes, attend joint site meetings with policyholders or their representatives, and provide supplementary information as your claim progresses towards settlement. If the claim becomes disputed, we can provide CPR-compliant expert evidence.

Why loss adjusters choose National Home Surveyors

Forensic rigour about cause

The critical question in most claims is causation, was the damage caused by the insured peril or by something else? We approach every claim inspection with a forensic mindset, looking for the evidence that tells the story. Our reports set out our reasoning clearly, distinguishing between what the policy should respond to, what is pre-existing and what is consequential. This clarity helps you make confident settlement decisions.

Adjuster-friendly reporting

We know how our reports feed into your claims file. They are structured for adjusters, not architects. They answer the questions you need answered: what happened, what is the extent, what will it cost to put right, and is there anything that falls outside the policy cover? We include a clear executive summary and itemised cost breakdown so you can see the settlement picture at a glance.

Speed without compromise

We understand that every day a claim sits waiting for survey evidence is a day the policyholder is in limbo and the insurer's reserve remains uncertain. We prioritise claims inspections, mobilise quickly and deliver reports to the SLA we agree with you. Speed is important, but accuracy is essential, and we do not sacrifice one for the other.

Accessible and responsive

We are available to talk through findings, answer follow-up questions and review contractor quotes at short notice. You can speak directly to the surveyor who inspected the property, which means faster resolution of technical queries and fewer misunderstandings. We are also responsive to urgent requests, so if you need us back on site or need a supplementary note for a meeting, we will make it happen.

Loss adjuster survey FAQ

How quickly can you get a surveyor to site for an urgent claim?

For genuinely urgent claims, such as those involving fire, significant storm damage or escape of water affecting habitability, we aim to have a surveyor on site within 48 hours of receiving your instruction. We understand that delays in inspecting the damage hold up the entire claims process and leave the policyholder in an uncertain position. When you instruct us, we confirm the inspection date immediately and give you a firm date for report delivery. In practice, we often exceed our stated targets because we keep capacity available for urgent instructions.

Can your reports be used as expert evidence if a claim becomes disputed?

Yes. Where there is a prospect of litigation, we can produce our report in compliance with Part 35 of the Civil Procedure Rules and the associated Practice Direction. This includes the required statement of truth, a declaration that the surveyor understands their duty to the court, and a clear separation of fact and opinion. Our surveyors are experienced in giving expert evidence and understand the particular standards of independence and disclosure that apply to expert witness work. If you need a CPR-compliant report, please specify this at the point of instruction so we produce it in the correct format from the outset.

How do you distinguish between insured damage and pre-existing defects?

This is the core skill of claims-related surveying and we approach it methodically. We examine the claimed damage in the context of the property's overall condition, its age and construction type, the history of maintenance, and the pattern of wear and deterioration across the building. For example, in a subsidence claim, we look at whether cracking is recent or long-standing by examining crack edges, decoration layers, and alignment of openings. In a storm claim, we assess whether the roof covering failure was caused by wind forces or by age-related deterioration of fixings. We also consider whether the damage is consistent with the reported timing and mechanism of the insured event. Our conclusions are supported by photographic evidence and explained in plain, logical terms.

Do you provide costed repair schedules that contractors can price from?

Yes. Our reports include a schedule of recommended works with cost estimates based on current rates for materials and labour in the relevant area. The schedule is sufficiently detailed that a contractor can provide a firm quotation, reducing the back-and-forth that often delays settlement. Where alternative repair strategies are available, such as resin injection crack repair versus traditional masonry reinstatement, we set out the options with relative costs and advantages, so you can discuss the appropriate approach with the policyholder and the insurer.

Can you coordinate with structural engineers or other specialists?

Yes. For claims that require input beyond the scope of building surveying, such as structural engineering calculations, drainage CCTV surveys, geotechnical investigation or asbestos surveying, we can coordinate these specialist inputs under our instruction and incorporate their findings into a single, integrated report. This saves you the time and administrative burden of managing multiple separate instructions and ensures all the technical evidence is presented coherently. We have established relationships with trusted specialists across our seven-county region.

What information do you need from us to get started?

We need the property address, the type of claim and the date of loss, the policyholder's name and contact details, a brief description of the reported damage, the policy section under which the claim is being made and the specific questions you want our survey to answer. If there are any particular sensitivities, such as vulnerable policyholders, access restrictions or a history of previous claims at the property, please flag these at the point of instruction. The more context you give us, the more focused and useful our inspection and report will be.
