Surface Condensation Mould
The most common type of mould in UK homes, surface condensation mould occurs when warm, moisture-laden air meets a cold surface — typically external walls, window reveals, cold corners and behind furniture placed against external walls. The air cools to below its dew point on contact with the cold surface and water droplets form, creating the persistently damp conditions that mould spores need to germinate. It is often characterised by black spot mould (Aspergillus niger or Cladosporium) on walls and ceilings, particularly in bedrooms and bathrooms.
Common signs: black speckled mould on walls and ceilings, water running down windows, mould behind beds and wardrobes, peeling wallpaper in corners.
Interstitial Condensation
Interstitial condensation occurs when moisture vapour passes through the building fabric and condenses within the construction — inside walls, roofs or floors — rather than on the visible internal surface. It is particularly common in properties with impermeable internal finishes, solid walls with internal insulation or poorly installed vapour barriers. Because the condensation is hidden within the building fabric, it can cause significant structural decay, timber rot and insulation degradation before any visible signs appear on the internal or external surfaces.
Common signs: no visible mould initially, damp smell without visible damp patches, deterioration of internal wall finishes, decay discovered during opening-up works.
Lifestyle-Driven Humidity Mould
This pattern of mould growth is driven not primarily by building defects but by the way the property is occupied and used. Common contributors include drying washing on radiators or indoor airers without adequate ventilation, using unvented tumble dryers, cooking without extractor fan operation, showering without opening a window or running an extractor, and high occupancy density in a property with insufficient background ventilation. The moisture generated by daily activities has nowhere to go, raising the indoor relative humidity to levels that support mould growth — often above 70% RH — even in a structurally sound building.
Common signs: mould in multiple rooms, condensation on windows every morning, high humidity meter readings, mould growth improving in summer when windows are open.

A damp investigation focuses on water ingress through the building fabric — rising damp, penetrating damp and leaks from plumbing or roofing. It uses moisture meters to trace the path of water into the building. A mould and condensation survey, by contrast, focuses on airborne moisture — humidity, ventilation, heating and lifestyle factors — that leads to condensation on cold surfaces and subsequent mould growth. The two surveys address different root causes, although in some properties both may be present simultaneously. If you have damp patches that feel wet to the touch and worsen after rain, you likely need a damp investigation. If you have black mould, condensation on windows and the problem is worse in winter, you likely need a mould and condensation survey. Is black mould dangerous to health?
